Description
Set within a district undergoing significant urban regeneration, the 50 Alsace building occupies a strategic site overlooking the railways of Gare de l’Est, extending along Lafayette and Alsace streets in Paris. Owned by SNCF Immobilier, the project accommodates the company’s real estate headquarters within a restructured 19th‑century framework. The building rehabilitation preserves the heritage fabric while enhancing the architectural dialogue with the evolving urban context, reaffirming the structure’s presence, coherence, and continuity within the metropolitan fabric.
Through targeted interventions, the adaptive reuse architect upgrades universal accessibility, environmental performance and spatial quality, establishing the ensemble as a benchmark for contemporary workplace architecture in the capital.
Guided by a heritage assessment, the building rehabilitation of the façade celebrates and reinterprets the building’s original stone-and-timber framework, a defining element of its architectural identity. Structured around two distinct façade grids — a slender modulation on the main volume and a broader rhythm along the wings — the industrial building conversion retains the measured cadence of the historic stone piers and timber openings. These have been reintegrated with refined access points and contemporary detailing, ensuring continuity between heritage expression and modern performance.
The adaptive reuse architect extends the same architectural order throughout, unifying the building’s street and track façades. A contemporary rooftop extension completes the previously unfinished Alsace wing, restoring volumetric balance and coherence with the surrounding urban fabric. Respectful of the area’s skyline, the project reaffirms the building’s role within its historic context. From the work café and rooftop terrace, users enjoy panoramic views of the Paris skyline.
The office space planning balances comfort, flexibility and collaboration. Shared amenities and meeting areas are concentrated along the central circulation spine, while the wings host airy, well-lit workstations. The heritage building renovation defines team clusters and sequences each floor with a diversity of work environments — individual, collective, informal or focused — supporting a contemporary approach to adaptive and dynamic workspace design.
