Réhabilitation de bureaux, Quartier Madeleine

Description

Located in the heart of Paris’s Central Business District (QCA), a short distance from the Élysée Palace, the refurbishment of this office building addresses three key objectives: the modernization and creation of workspaces aligned with new uses and service-based needs, the enhancement and greening of the internal courtyard, and the improvement of overall energy performance. Interdependent, these three drivers structure the entire building rehabilitation.

Situated on Rue d’Aguesseau, the building accommodates part of the group’s administrative functions as well as future staff training facilities. At ground level, the building rehabilitation reorganizes the business center around plenary rooms, individual offices, brainstorming zones and informal collaborative spaces. The listed building architect defines the spatial layout and material palette to enhance acoustic comfort —carpeting, suspended ceilings, and acoustic wall linings — and visual quality through wood flooring, light timber panels and restored decorative elements, reinforcing the workplace identity.

The listed building architect introduced a glass canopy and glazed façade, significantly increasing natural daylight at ground level, while basement-level refurbishment enables the consolidation of shared dining facilities. On the upper floors, the spatial zoning prioritizes perimeter office placement along façades, with central areas dedicated to meeting and collaborative functions.

Views onto the internal courtyard reveal climbing vegetation — jasmine, honeysuckle, and vines — extending along the gable walls, as well as a landscaped rooftop terrace that forms a central element of the renovation strategy. Beyond improving daylighting at ground level, the glazed canopy enables the transformation of former technical areas into an accessible planted terrace for all users.

In parallel with the building rehabilitation, the listed building architect introduces comprehensive thermal upgrades and technical and accessibility compliance, contributing to reduced carbon emissions and lower energy consumption targets.
