Description

Situated perpendicular to the Avenue des Champs-Élysées in Paris, on Rue Lincoln, the comprehensive renovation of two Haussmann-era buildings calls for both a rigorous heritage-sensitive approach and a high-performance building rehabilitation strategy. In an innovative partnership with a general contractor, the listed building architect is designing a premium office building, envisioning high-quality, adaptable workspaces that respond to the evolving nature of contemporary work while reaffirming the prestige of this emblematic Parisian address.

Having undergone several previous architectural interventions, the ensemble had lost part of its architectural coherence and original character. The heritage building renovation, therefore, seeks to restore the legibility of the heritage fabric while introducing a contemporary architectural expression that resonates with the site’s historical substance.

The building rehabilitation redefines the spatial configuration shaped by the two rear courtyard buildings. Their ground floors are restructured into a unified reception area and shared work zone, reinforcing a sense of continuity across the site. Circulation routes are reorganized and streamlined. The two grand historic staircases are carefully restored. On the façades, the replacement of joinery and full stone-tone restoration enhances overall cohesion and elegance.

Beyond the project’s high-end positioning, the building rehabilitation contributes to the global energy retrofit in accordance with the Tertiary Decree. The agency’s design strategy is one of forward-thinking adaptability, maintaining future flexibility for subsequent modifications. The renovation seeks to create an agile framework, able to evolve with the requirements of future occupants.

The layout of the building rehabilitation has been devised to provide functional, modular office spaces. On a given floor, service cores, vertical circulation and shared areas are positioned at the building ends, freeing the central zones for workspace layouts. Depending on tenant requirements, these spaces can be partitioned or arranged as open-plan offices, offering a balance between efficiency, flexibility and architectural refinement.
